Terms and Conditions of Booking
Payment and Cancellations
1. At the time of booking you must pay a 30% booking deposit. The balance sum due on the letting as well as £100 damage/cleaning deposit should be paid in cash, by cheque or bank transfer at least 6 weeks prior to the start date of the holiday.
2. If you cancel your booking you must let us know in writing as soon as possible. Upon receipt of such notice we shall use reasonable endeavours to re-let the cottage. If we are successful then we shall refund your money (or part of it if we are only able to re-let the cottage for part of your rental period or have to give a discount to let it) less £50 by way of an administration fee. If we are unable to let the cottage you will be liable for the total price of the letting.
3. The £100 damage/cleaning deposit shall be returned to you within 14 days of you vacating the cottage, less any reasonable deductions for breakages, damage or for you failing to leave the cottage in the same condition as you found it upon arrival.
Your Obligations
* You must take good care of the cottage and its contents and leave them in the same condition as upon your arrival. You will be liable for the cost of any damages, breakages, losses and any extra cleaning or repair costs which are incurred due to your non-compliance with this clause.
* You must not smoke in the cottage.
* There shall be no children aged 5 and under.
* The maximum number of people allowed to sleep in the cottage is 5
* You can have access to the cottage from 2pm on the date of your arrival however, if you provide a mobile number we will ring you as soon as we have finished cleaning, bed changing etc. so you can settle and begin your break. You must vacate by 9.30am on the morning of your departure.
* You must have consideration for the occupants of the neighbouring and adjacent properties, and in particular you must not engage in anti-social or unreasonable behaviour and/or conduct.
* You must not use the premises broadband facilities for unlawful purposes.
* A single well behaved dog is welcome at an additional cost of £40 per stay. A dog bed and house are provided. Guests must clear up after their dog before they vacate the cottage. It is the owner's responsibility to supervise their dog at all times. Dogs must not be left alone in the house or garden at any time during your stay. Please note the walled garden is NOT dog proof. Dogs must not be allowed upstairs at any time.
Rights of Entry
We reserve the right to enter the cottage at any reasonable time to inspect the cottage and/or to carry out any necessary repairs or maintenance.
Breach of Agreement
If you commit a material breach of our terms, then we reserve the right to re-enter the cottage, and/or end the letting and require that you leave forthwith without refund.
Liability
1. We do not exclude our liability for death or personal injury caused by our negligence
2. We shall not be liable for:-
(a) any loss or damage caused directly or indirectly by circumstances or events beyond our control;
(b) any indirect or consequential losses; and
(c) any loss, profit or other business losses.
3. Our total liability for any tangible damage to your property caused by our negligence will not exceed £10,000.
4. Our liability other than in respect of those detailed in conditions 1 and 3 above will be limited to the amount you paid us for the hire of the cottage.

Access Statement for Latch Cottage
Introduction

Pre-Arrival
- Kings Lynn railway station is the nearest to the cottage approximately 8 miles distant
- Taxi services are available
- Local bus services to Grimston from the town centre main bus station which is approximately 1 mile from the train station with buses travelling to Grimston on the hour
- The nearest bus stop to the property is approximately 500 meters away
- We are unable to offer a collection service
- The village streets are tarmacked and level with dropped curbs in places across driveways
- The nearest wheelchair repair services is situated in Kings Lynn town centre at 30 - 38 Blackfrairs Street tel 01553 768751
- For pre-ordering shopping there is a Tescos or Sainsbury's in Kings Lynn
- Key is available from key safe outside of cottage through gate
- Guests can let themselves in to the cottage on arrival
- There is 2 parking spaces available, one immediately outside of the cottage and the other across the gravelled courtyard
- The path to the cottage is flagged with a step up to the doorway
- There is no lighting in the car park area but 2 outside at the front door and 1 at the side door
- There is one step to each entrance with no handrails or ramp
- Opening door width to front door is 28.5 inches
Halls, Stairs, Landings, Passageways
- The living room is lit by 3 wall lights and has a short pile dark carpet
- Hall stair, landings and passage ways are lit by overhead ceiling lights
- Landing passage way meets minimum width criteria for a zimmer frame but may not be suitable for turning in to bedrooms with a wheelchair
- Landing floor surfaces are bare floorboards and short pile carpet
- Stair lift to first floor
- Stairway to second floor is un-carpeted and comprises 10 steps with single right hand stair rail
Sitting Room/Lounge
- Dining room is situated on ground floor access through kitchen with step over lintel in to it
- Door width is 2ft 9ins
- Sitting room lounge is level with spaces between furniture comprising 1 x 3 seater sofa a 2 seater sofa occasional tables and a pine trunk
- A high wooden pine chair is available in the kitchen that can be moved in to the living room
- Other furniture is not easily movable
- Modern TV has subtitles and audio description facilities available
- Living room evenly lit with wall lights
- Carpet throughout dark with short pile
Dining Room
- Dining room situated off kitchen access over the lintel step with door opening of 2ft 9ins
- Unfortunately inadequate space for wheelchair
- Clear height beneath dining table 24ins with 5 upright chairs without arms

- Kitchen situated off living room with level access

- There are no grab rails in showroom or any of the other toilet facilities

- Magnolia walls and beige floor tiles which are non slip
Laundry/Utility Room
- Laundry facilities are situated off dining room area with level access and door opening outwards width 2ft 9ins facilities comprise automatic washing machine with separate tumble dryer above
- Laundry room lit by wall spotlights with tiled floor
- There are 2 gardens a small front garden by the house with a raised lawn area and small seating area flagged pathway approximately 900mm wide flags level and firth with pea shingle from flags to boarder area
- Rear garden is accessed across gravelled courtyard, through gated doorway in to garden, doorway 2ft 9ins wide. Opens on to paved area of level firm slabs leading on to lawned area with seating which comprises of one wooden garden bench with arms and 4 wooden chairs without arms plus table with an unbrealla
- Raised boarders are present on 2 sides of the garden
